What is a CP12?
A CP12 is the common name for a landlord gas safety record. Under the Gas Safety (Installation and Use) Regulations 1998, landlords in England must make sure every gas appliance and flue in a rented home is checked for safety every 12 months by a Gas Safe registered engineer.
What gets checked
- Every gas appliance you supply, such as the boiler, gas fire or cooker
- Associated flues and ventilation
- Gas pipework visible and accessible, including a tightness test
- Whether each appliance is operating safely
Your duties as a landlord
- Have the check done every 12 months. You can book it up to two months before the due date and keep the original anniversary.
- Give existing tenants a copy of the record within 28 days of the check, and new tenants a copy before they move in.
- Keep each record for at least two years.
- Fix any faults the engineer finds. Unsafe appliances may be disconnected until repaired.
Who can do the check?
Only a Gas Safe registered engineer, and they must be registered for the type of appliance being checked. Ask to see their Gas Safe ID card, or check the engineer on the Gas Safe Register website. Gastech is Gas Safe registered, number 976339.
Do not forget carbon monoxide alarms
Separate regulations require a working smoke alarm on every floor and a carbon monoxide alarm in any room with a solid fuel appliance. Many landlords fit one next to the gas boiler too, which is sensible practice.
Failing to hold a valid record can lead to enforcement action and an unlimited fine, and it can invalidate your landlord insurance. Rules can change, so check the latest government guidance too.
Gastech provides landlord gas safety certificates across Hull and East Yorkshire, with the paperwork sent the same day.
